july: over asking sale prices plummet
Exactly half of the month's sales (22/44) were under contract in two weeks or less; the average sale price of these homes was just under asking price and just five sold for over asking price. As a barometer of market frenzy, this shows how far down the number of multiple offers is; in years past the almost all of these 22 sales would have been over asking price (average any given month was around 3-4% over).
Change is certainly in the air.
