BUYERS AND SELLERS ARE NOT IN A RUSH 

 

The early activity in the Bainbridge Island real estate market suggests that 2026 is getting off to a deliberately quiet start. While the Seattle market is already producing multiple offer stories that feel familiar to anyone who remembers the intensity of 2021, the island is showing a very different pattern.

The January numbers show a market that is clearly engaged but not moving quickly. The number of both new listings and pending sales came in well below what we would normally expect for this time of year, and that matters because the slowdown is showing up on both sides of the market at the same time.

There were 11 new listings in January. That is about half of what we saw last January and less than half of the pre-pandemic average of 25. On the demand side, there were 11 pending sales, which is just 55 percent of the five-year, pre-pandemic average. When supply and demand pull back together like this, it usually reflects choice rather than a lack of interest.

In practical terms, this does not look like a market that buyers or sellers have checked out. Instead, it looks like both sides are comfortable taking their time. Sellers are not rushing to put homes on the market early in the year, and buyers are showing the same patience rather than feeling pressure to act quickly.

This behavior is different from what we saw in the second half of last year, when pending sales activity was closer to normal levels. The shift suggests that many buyers and sellers who expect to be active in 2026 may simply be waiting for clearer signals or a more familiar spring real estate cycle before stepping in.

January often provides limited insight on its own, but when both listing activity and sales activity start the year this quietly, it helps establish an early tone. As we move into February and March, the numbers should tell us whether this patience gives way to more typical seasonal momentum or continues to define how the market approaches the year.
