Bainbridge Island Real Estate Market Report: February 2025

EXPERIENCE MATTERS. NOW MORE THAN EVER. - 5

are you ready for spring?

LET THERE BE LIGHT

Is it fair to say the recent time change and extra minutes of daylight has put a spring in your step? I know my family and I have been spending more time outside playing in the lawn and that it feels good to know the blistering days of summer are on the horizon.

This time change also signals the coming surge in new listings (supply!), and I know for a fact that the buyers are ready for it (demand!). Hopefully March will see at least double the 10 new listings we saw in February - as is not uncommon - or hopefully we see what March of 2023 saw: 40 new listings over the 12 new listings the month before.

More importantly, let’s hope the blue skies and daffodils popping out of the ground inspire the buyers to write offers and get to an abundance of new pending sales, because the 6 pending sales in February was the lowest on record (back to 2011) and the sellers in the market need to see more activity than that. The bright side here is that, and I know from recent firsthand experience, that some homes are receiving multiple offers in the first week.

Though we are still in the season of the Bainbridge Island housing market being as utterly unpredictable as weather in the PNW, I am nothing but optimistic that by the first day of baseball season - March 27th for the Seattle Mariners at home against the Oakland Athletics - we will see the usual signs of spring that we are all accustomed to.

Jason

P.S. Sharing the love of some clients

Working with Jason Shutt as our realtor was an absolute game-changer. His background in geology and education gave us invaluable insight—not only into the best schools and neighborhoods for families but also into the safety and integrity of the homes and land on Bainbridge Island.

At one point, we were excited about a house, but Jason went the extra mile to investigate potential risks. He discovered it was in a landslide-prone area and immediately advised us to walk away—saving us from a costly mistake. His expertise and commitment to our best interests were evident every step of the way.

Throughout the entire process, Jason was professional, responsive, and incredibly knowledgeable. Even when our lender was unresponsive, Jason knew exactly how to handle the situation, ensuring everything stayed on track. As a former teacher, he took the time to educate us as homebuyers, answering all our questions and making sure we fully understood the process.

Thanks to Jason, we are now living in a beautiful home, successfully navigated a tricky lending situation, and couldn’t be happier. Five stars all the way! If we ever buy again, Jason will be our first call. We highly recommend him to anyone looking for a trusted, knowledgeable, and client-focused realtor.
